ANF has been selected as construction manager for Magnolia Point Phase 1, a mixed-use development planned to deliver 409 affordable housing units at SW 296th Street and Old Dixie Highway in the Leisure City area of Miami-Dade County. Developed by Legacy Five Developments and designed by Palenzuela & Hevia Design Group, the approximately 476,183-square-foot first phase will comprise five buildings rising between three and six stories, along with 7,510 square feet of neighborhood-serving retail space.
The development will include three six-story buildings, one five-story building, and one three-story building. Residences will consist of studios and one-, two-, and three-bedroom apartments, with the announcement listing unit sizes ranging from 771 to 1,163 square feet. Planned amenities include a clubhouse, swimming pool, and playground.

According to ANF’s announcement, the property is directly across from a bus station along the South Dade TransitWay, placing public transportation within walking distance of the planned residences and retail space.
Magnolia Point Phase 1 is slated for completion in the third quarter of 2028.
