Construction is complete on The Gardens at Casa Familia, a four-story affordable residential development at 11025 SW 84th Street in Kendall, Miami-Dade County. Developed by nonprofit Casa Familia in partnership with Pinnacle and designed by Studio Mc+G Architecture, the project contains 50 one-bedroom apartments for adults with intellectual, developmental, and other related disabilities. PC Building, LLC served as the general contractor. The development comprises Phase III of the Casa Familia campus.
Casa Familia announced the completion on September 22, with Pinnacle confirming receipt of a temporary certificate of occupancy. The milestone follows the opening of Phase I, The Village at Casa Familia, which is fully occupied.

“The success of Phase I and the way residents have embraced The Village has been incredibly meaningful for all of us,” said Marie-Ilene Whitehurst, co-founder of Casa Familia. “With the completion of The Gardens, we are building on that momentum and continuing to grow this community into a place where individuals can live with independence, connection and a true sense of belonging.”
The Gardens includes a gym, community room, exterior gazebo, covered terrace, zen garden, and electric vehicle charging stations. Apartments incorporate smart technology intended to support independent living, and residents have access to the campus’s shared community center and programming.

The broader Casa Familia campus is located at 10951 SW 84th Street. Its first phase consists of two three-story buildings containing 50 one- and two-bedroom apartments accommodating 62 adults. An approximately 11,000-square-foot community center includes an art studio, internet café, fitness center, game room, demonstration kitchen, movie theater, multipurpose event space, sensory “chill” room, pool, and spa. Sunrise Community Inc. coordinates resident programming and services.

Phase II, The Residences at Casa Familia, remains under construction. This portion of the development will contain four six-bedroom homes designed to provide assisted living in a communal setting.

According to Casa Familia, Bank of America served as the construction lender and provided investment equity through the Low-Income Housing Tax Credit program. The organization also identifies Gatehouse Property Management as the property manager. Public partners include Miami-Dade County and its Housing & Community Development and Community Services departments, Florida Housing Finance Corporation, and the State of Florida’s Agency for Persons with Disabilities.
Casa Familia is seeking approximately $3.2 million in remaining funding to complete The Residences, with a goal of securing the funds by the end of 2026.
