Swire Properties Breaks Ground On The Residences At Mandarin Oriental, Miami On Brickell Key

Swire Properties has broken ground on The Residences at Mandarin Oriental, Miami, a two-tower residential and hotel development at 500 Brickell Key Drive and 750 Claughton Island Drive on the southern end of Brickell Key. Designed by Kohn Pedersen Fox, the project comprises a 66-story South Tower and a 33-story North Tower, with previously reported heights of 850 and 426 feet, respectively. Moss is serving as general contractor, and completion is scheduled for 2030.

The South Tower will contain 228 private residences with interiors by Tristan Auer. The North Tower will house 70 private residences with interiors by Laura Gonzalez, 28 turnkey Hotel Collection residences, and a 121-room Mandarin Oriental hotel planned as the brand’s North American flagship. Thailand-based SHMA is handling landscape architecture.

The groundbreaking follows the April 12 controlled implosion of the former Mandarin Oriental, Miami hotel and its adjacent parking structure. The new development marks Swire Properties’ largest luxury residential project to date and its first branded residential development globally, according to the company.

“Breaking ground on The Residences at Mandarin Oriental, Miami marks another important milestone in Swire Properties’ long-term vision for Brickell Key,” said Tim Blackburn, Chief Executive of Swire Properties. “Our strong sales momentum reflects the project’s differentiated value in South Florida’s competitive luxury market – driven by its prime waterfront location, the development team’s track record, the global brand recognition of Mandarin Oriental, and world-class design partners.”

The towers will be connected by a 100,000-square-foot, multi-tiered amenity podium serviced by Mandarin Oriental Hotel Group. Planned facilities include swimming pools with private cabanas, fitness and wellness spaces, outdoor treatment cabanas, dining pavilions, warm and cold plunge pools, and a multi-use sports court. Indoor amenities will include social lounges, a business lounge with meeting rooms and a conference suite, a library and coffee bar, a game room with billiards and a golf simulator, a screening lounge, and a children’s club.

Private residences in the North Tower will range from two to four bedrooms, while South Tower residences will offer two- to five-bedroom layouts. Features will include floor-to-ceiling glass sliding doors, private elevators and entry lobbies, custom Italian kitchen cabinetry, and natural stone countertops. Bathrooms will incorporate marble flooring, natural stone vanities, and private water closets in the primary suites. North Tower residents will also have access to the hotel’s spa and waterfront dining, along with 24-hour services from a dedicated residential team.

Swire reports more than $1.7 billion in residential sales across the two towers, including over $620 million in 2026 and more than $150 million during a three-month summer period. The South Tower is 80 percent sold, while the North Tower has reached 25 percent sold since its Signature Gallery opened in May. The developer attributes much of the sales activity to domestic buyers.

Earlier this year, two crown penthouses went under contract to separate buyers for $49.9 million each. Swire says the agreements established mainland Miami condominium records for total price and price per square foot, at approximately $6,300 per square foot.

Pricing for remaining residences begins at $7 million in the South Tower and $4 million in the North Tower. Fortune Development Sales is exclusively managing sales. Delivery is scheduled for 2030.

  1. Rendering looks incredible. Press photo of the groundbreaking looks a bit odd, as if nobody showed up so they took the pic in the dead of night.

    • Well, you don’t necessarily need a crowd and saxophonist on a water jetpack when you’re not selling a turd box like Missoni Baia.
