An application is pending for the construction of Modern at Coconut Palm-II, a multi-family housing complex located in Miami, FL. The residence will be built in the Princeton Community Urban Center and is expected to feature 16 housing units. The residence will be built on .91 acres of land, which is about 38,000 square feet in total.
The structure itself will be two stories tall. The ground floor is expected to be 13,658 square feet. The second floor will be the same square footage. There will be 36 parking spots available for guest and resident use. That is 12 parking spots more than what was required for approval.
The housing complex is expected to house 47 residents upon completion. Children of age will be expected to attend schools in the Miami-Dade County School District. It is within 14 miles of Everglades National Park and within walking distance from other county-owned municipalities.
To make the property more attractive, landscaping is a big priority for this project. It will have a mix of shrubs, palm trees, Geiger trees, and silver buttonwood trees. The grass will be an even St. Augustine sod. Trees will line both the street and the interior of the development.
The project is being managed by BGR Development, LLC, which was founded in 2001. It is headquartered in Coral Gables and operated by Cesar Baron, who filed the pre-application in March 2021.
