320,000-Square-Foot Senior Living Facility Coming to 1290 North Federal Highway, Fort Lauderdale, FL, 33304

The South Florida Business Journal summed it up perfectly: “There’s been growing demand for senior living units in South Florida as the baby boomer generation reaches retirement age.” In comes Holden Fort Lauderdale. The project broke ground in early 2021 and will ideally finish within two years. The venture’s estimated to cost at least $34.2 million.

The eight-story building will provide housing units for seniors and comprise over 320,000 square feet of new construction. Alliance Residential Company operates as the project’s owner and civil engineer.

The residential complex measures eight stories above grade.

Plans are underway for 236 units. Two-hundred and eleven units are assisted living units. Twenty-five are memory care units. The two-acre site provides various amenities, including a bocce court, fitness center, library, dining hall, yoga studio, and bistro.

The Construction Journal reports that MSA Architects designed the venture. Conceptual renderings show a swimming pool, balconies, a courtyard, and a neutral-colored facade. Holden Fort Lauderdale is just one of its 69 active projects, most of which are in the private residential sector.

Plans are underway for more than 200 residential units.

Holden Fort Lauderdale represents a departure from other senior housing facilities in South Florida. Many facilities are tucked in suburban areas, close to golf courses and parks. However, Holden Fort Lauderdale is different. It’s located just 10 minutes north of Las Olas. The South Florida Business Journal reports that seniors want to be near urban centers where there’s more activity.
