The Development Review Committee of the City of Fort Lauderdale is now reviewing proposals for 2025 East Sunrise Boulevard, a 15-story commercial building near Victoria Park and Lake Ridge neighborhoods. The development would rise on a vacant 18,949-square-foot lot west of the Middle River, bound by the East Sunrise Boulevard bridge crossing into Coral Ridge on the south and the East Point Towers residential complex on the north and west along North Federal Highway. The project is designed by Jose L. Gomez of Miami-based Beilinson Gomez Architects and being developed by Sunrise 2025 LLC, planned to yield 132 hotel units with 108 parking spaces.

Newly revealed renderings depicts the 147-foot-tall structure designed in the modern contemporary architectural style, resembling the concept of a modular building with multiple hanging terraces enclosed in floor-to-ceiling sized glass, protruding from a mostly orthodox rectangular superstructure. The 5-story base of the building takes a similar approach, designed to hide the parking garage with cube-like forms arranged like a checker board and sealed in with vertical metal louvers for aesthetic purposes. The exposed concrete core is visible running down the middle of the structure, while the entrance is enclosed in an aluminum impact resistant storefront with clear glass. The remaining concrete walls will be smooth down with a light grey or white stucco finish. Mechanicals and the parapet atop the structure will add 12-feet from the rooftop, bring the total height to approximately 159-feet.

Rooftop amenities include a landscaped pool deck with seating and cabanas. There will also be a restaurant on the 14th floor.

The application for 2025 East Sunrise Boulevard was reviewed on October 26, 2021 awaits approval from the Development Review Committee.

  1. This is another unfortunately proposal of a building where no caring or thoughts of how residents of East Point Towers will loose all sunlight on their south end, and their pool and sun deck will have no sun after 12 o’clock wintertime. The value of living and value of each apartment will reduce a great amount. Snowbirds come down to live in Florida to enjoy the sun. Now everybody has to go to the beach. More traffic to the beach. Second, why should this building have to be so tall? Reduce nr of parking spaces. Think future, green environment. It will be 50-60% snowbirds. They don’t necessary need two cars. Older couples who by don’t need two cars. If for some reason you run out of space, rent from your naighbours. EPT I’m sure would help if that helps making a lower building. Next door also have good space today. Think smart and think green environment. Please reconsider the height for the 244 units sake at EPT.

  2. When will this hotel or condo be up for approval at City Hall? its hard to tell on the sunshadow drawings, but will the sun cover the whole pool area at 12 noon 29th of December?

  3. Very disappointed in
    this proposal. It is
very unfortunate this decision has been made
It has already affected sales to the
North of the newly proposed building and other residents are moving.
There has absolutely been no thought or consideration of the
    surrounding residents
who have lived in nearby condos for
many years and how they will be affected. It is clearly just all about the money!
    Shame on you!

  4. I am surprise that this is even allowed. The amount of traffic in this area is already overwhelming not to mention the effect that it would have on the residents of the EPT. It is developers like this that ruin the quality of life for so many people all for money!!

  5. Had a potential buyer for my EPT Apt.last yr
who pulled out of the contract when they learned about the plans for this building being erected on this small plot of land right next to the bridge on Sunrise. It will ruin the property
value for many Condo owners just north of this little piece of land. It will also
    create massive traffic
    issues, especially in
the winter months, which is already a nightmare. I and many others, hope and pray this building proposal is not accepted by the
    City of Ft.Lauderdale!
