Brooklyn-Based Developer Gets FAA Approval For Two 544-Foot-Towers In Fort Lauderdale

The Federal Aviation Administration (FAA) has issued building permits for Ombelle, a large-scale two-tower mixed-use development planned for 300 Northeast 3rd Avenue in Flagler Village, Fort Lauderdale. Designed by ODA Architecture and developed by Brooklyn-based Dependable Equities, the 43-story project will yield approximately 1.5 million square feet of space, including 959 rental dwelling units, over 11,000 square feet of retail space, and more than 1,000 parking spaces. Witkin Hults + Partners is the landscape architect, and Flynn Engineering is the civil engineer.

Developer Files FAA Permits For 605-Foot-Tall Structure And 670-Foot-Tall Tower Crane In Fort Lauderdale

Fort Lauderdale’s new tallest building could soon join the existing crop of skyscrapers in the Downtown area. A November 30 filing with the Federal Aviation Administration (FAA) shows a review is now in progress for 633 Southeast 3rd Avenue, a 47-story mixed-use high-rise building planned for a 1.7-acre assemblage located between Southeast 6th Court and Southeast 7th Street, in the Rio Vista neighborhood south of the New River. Designed by ODA New York, led by architect and owner Eran Chen, and developed by Brooklyn, NY-based real estate developer Dependable Equities, the proposed sculptural tower is planned to yield 1,099,811 square feet of space, including 830 residential units, 12,798 square feet of commercial space, and a 9-story parking garage for 951 vehicles integrated into the podium. Flynn Engineering is serving as the civil engineer, and Witkin Hults + Partners is the landscape architect. Approval from the FAA could make this building the next tallest building in Fort Lauderdale and the first to reach the 600-foot mark.

Another building exceeding the 500-foot mark has been proposed to rise in Fort Lauderdale. Dependable Equities, a Brooklyn, NY-based real estate developer, under the South of River Associates, LLC has filed plans for a second large scale mixed-use project in the city’s Downtown Core. Proposed to rise 563-feet, the sculptural 47-story structure would surpass the current tallest building, 100 Las Olas, and is one of the tallest amongst several other proposals over 500-feet, slated to yield 830 residential units, 12,798 square feet of commercial space and a 9-story parking garage for 951 vehicles integrated into the podium. The project’s design is led by Eran Chen of ODA New York with Flynn Engineering as the civil engineer and Witkin Hults + Partners as the landscape architect.

Brooklyn-based developer Dependable Equities LLC has requested site plans approvals from the Development Review Committee for Ombelle, a 1,043,963-square-foot mixed-use development comprised of two mirrored 43-story towers at 300 Northeast 3rd Avenue in the growing Flagler Village neighborhood of Fort Lauderdale. With New York-based ODA Architecture onboard for architectural and landscape design, Witkins Hults + Partners as the landscape architect of record and Flynn Engineering as the civil engineer, the project will rise 493-feet over Fort Lauderdale’s Downtown Core and yield 1,100 dwelling units, 11,217 square feet of retail space and 1,100 parking spaces.
