Brooklyn-Based Developer Gets FAA Approval For Two 544-Foot-Towers In Fort Lauderdale

The Federal Aviation Administration (FAA) has issued building permits for Ombelle, a large-scale two-tower mixed-use development planned for 300 Northeast 3rd Avenue in Flagler Village, Fort Lauderdale. Designed by ODA Architecture and developed by Brooklyn-based Dependable Equities, the 43-story project will yield approximately 1.5 million square feet of space, including 959 rental dwelling units, over 11,000 square feet of retail space, and more than 1,000 parking spaces. Witkin Hults + Partners is the landscape architect, and Flynn Engineering is the civil engineer.

Seven FAA permits applied for on August 1, 2022, were ultimately approved on January 4, 2023, lasting just over five months under review. Although plans were filed with Fort Lauderdale’s Development Review Committee for two 493-foot-tall structures, the FAA has permitted the developer to build as high as 544 feet, or 549 feet above sea level. This doesn’t necessarily mean alterations are being made to the initial plans, but it’s not entirely impossible. Even at 493 feet, Ombelle would stand as one of the tallest buildings in Fort Lauderdale. The 1.89-acre property is located on the southern end of Flagler Village, just north of the downtown core, and is bound by Northeast 4th Street to the north, Northeast 3rd Street to the south, and Northeast 3rd Avenue to the west.

Renderings from ODA Architecture first revealed last year show two sculpted towers rising out of a distinctly designed multistory podium, which is expected to become an iconic and contextual landmark for the city. The towers’ structural profiles taper and shift as they rise towards their pinnacles, resulting in a dynamic form unseen in the city’s current skyline. The exterior features a steel grid envelope that can be described as an exoskeleton, wrapping around the entire superstructure. This architectural element culminates at the roofs into expressive sloped parapet crowns.

Residential units would come in studio, jr. one-bed, one-bed, one-bed + den, and two-bedroom floor plans, ranging between 413 to 1,009 square feet. Amenities on the 10th floor would include a lushly landscaped 51,537-square-foot deck with two pools, seating and lounging areas, a fitness center with adequate locker rooms, a spin cycle room, yoga and dance studios, a spa, coworking spaces, a chef’s kitchen and dining areas, library, bar and lounge and a gaming lounge.

  1. Bravo: Urban developers are the best developers. Urban sprawl developers are the worst. Because sprawl always supplants nature(farms included) with concrete,asphalt,steel,plastic , chemicals and mega trucks …. Thank you for incouragi g people to live in beautiful cities and not open land

  2. I live and own a condo in the Strada 315 building directly across the street from Ombelle. Obviously I’m sickened to see our view turn into someone’s bedroom! Is there truly a need for such tall buildings, is it bragging rights?? Is the city adding additional fire, police, schools, businesses for all of the people they believe will live there or just in the business of building bedrooms! Does that make our city officials proud to have a lot of bedrooms? Ft. Lauderdale can do better, we truly do not need sky scrappers to get attention.
