The reinforced concrete superstructure on the first of three towers has reached it’s parapet at Smart Brickell, a 25-story, multi-building complex under construction at 239 Southwest 9th Street in the western section Miami‘s Brickell neighborhood. HAC Architects and Urbanists is the design architect with Gensler as the architect of record, and Arquitectonica Interiors is handling interiors. Habitat Group is the developer behind the project.
Recent photos depict the progress of the first tower’s superstructure, which has ascended into the skyline and well past the neighboring structures.
The core walls where the elevator shafts are located will eventually display various hexagonal shapes in a sort of artful manner. This will help ease the brutalist character of massive and blank concrete walls.
The podium level rises eight stories before the first set back, where several amenities including an outdoor pool and landscaped deck will be located. Glass is being installed on the first few balcony levels; likely framed in black aluminum. The recently clad concrete walls are now being painted white.
The actual height of the tower has not been officially confirmed, though recent permit filings for another identical tower at 255 Southwest 9th Street suggests the structure tops off at approximately 254-feet, which seems likely assuming ceiling heights are around 9-to-10 feet tall. Eventually, the entire site will feature three 25-story towers that’ll complete the Smart Brickell project.
239 Southwest 9th Street will contain 100 units, divided into 50 hotels rooms and 50 condos. Prospect buyers have the option of renting out their units through platforms such as Airbnb for short term stays up to 50 times per calendar year. The units will come in 1-bedroom and 2-bedroom layouts, some with and without dens, starting at 538 square feet and 753 square feet. With Arquitectonica Interiors carefully curating the spaces, all units will come with custom interiors. Other amenities include electronic parking stations, a spa and party room beside the pool on the 8th floor, a sky bar and restaurant on the 10th floor, a gym on the 24th floor, and a sky lounge on the 25th floor. The ground floor level has 12,000 square feet of commercial space reserved for a restaurant or cafe of sorts.
Cervera Real Estate is handling sales and marketing, and it seems sales are quite strong as the first tower is sold out. Tower two, which has not begun construction yet, is already on pace to sell out.
Beauchamp Construction is the general contractor.
Completion of tower one is expected late this year.
