Flamingo Cove Seeks Zoning Variances for 306 Southwest 5th Avenue, Homestead, FL, 33034

Flamingo Cove is the working name of a new mixed-use development that’s underway in Homestead, FL. Presently, it is seeking zoning variances, per the Construction Journal. The $10 million project will provide affordable housing to those living in South Florida. Its completion date was not known at the time of publication.

The residential aspect will comprise three buildings that will require over 52,000 square feet of new construction. In total, the venture will provide 24 apartments located across three buildings. The units range from 1,300 square feet to 1,460 square feet each, ranging from three to four-bedroom units.

The apartments aren’t the only exciting thing about this project, though. It will also have 15,713 square feet of commercial space. Per the South Florida Business Journal, while zoning variances didn’t allow for a table-service restaurant, an ice cream parlor or fast food eatery could be feasible.

Presently, the property is owned by Joseph Lents, who represents Affordable Housing of Homestead LLC. He’s owned the property since 2005. He told the South Florida Business Journal that he’d always wanted to build a complex on the vacant plot of land but was dissuaded by the housing crisis in the early 2000s.

While the units are not considered “low-income housing,” they are considered to be cheaper than other units available in the area. There is no information regarding how much rent will cost, only that it will be affordable for most middle-class families.
