A townhome community going by the name of Quo Townhomes, or possibly Princeton Townhomes, has been proposed for 12891 Southwest 248th Street in Princeton, a neighborhood located towards the southern end of Miami-Dade County. The application was filed by a developer listed as Princeton 1 BH26, LLC, and has chosen architect Alfonso Jurado of Alfonso Jurado Architecture to design the 2.7 acre development. The project should yield approximately 84,982 square feet across 66 two-and-three-story townhomes across 6 currently vacant plots of land.

The 6 plots of land include the additional addresses of 12883, 12875, 12867, and two other larger plots of land without an address. The combined floor area of the parcels 117,819, where the development will physically occupy roughly 72% percent of the buildable space. Quo Townhomes will have the majority of its frontage along SW 248th Street, also known as Coconut Palm Drive according to Google Maps, and additional frontage along SW 129th Street, taking the form of a L-shaped development.

The renderings from Miami-based Alfonso Jurado depict the 66 townhomes in a mostly modern contemporary architectural style, featuring minimalist exterior finishes such as white walls likely clad in smooth stucco, and black aluminum window and entrance framing, all packaged into a rectangular two or three story concrete structure. It appears that the taller three story structures will be located near the center of the development, completely surrounded by the two story structures along property lines. And of course, there will be ample landscaping as expected due to it typically being a requirement when building a project of this kind.

The floor plan diagrams tell us there will be 3-bedroom and even 4-bedroom arrangements, ranging in sizes of 1,140 square feet for the Type C plan (12 units) to as large as 1,409 square feet for the Type B2 plan (6 units). More than half of the new units will be Type A 1,286-square-foot 3-bedroom homes (36 units, 54%). The remaining 6 units are Type B2 (6 units) 1,330 square feet. There will be 147 parking spaces, including 131 off-street and 16 on the street. Although not mentioned or indicated in the floor plans, based on renderings, the three-story structures may offer balconies with the units.

The developer awaits the administrative site plan review of the application in order to move forward with the project.
