The Federal Aviation Administration has granted approvals for the installation and use of two tower construction cranes at 601 Northeast 1st Avenue, the address for the upcoming NATIIVO, a 51-story, 588-foot-tall mixed-use skyscraper set to rise on the northeast corner of NE 1st Avenue and NE 6th Street in Downtown Miami. The tower is designed by Arquitectonica with interiors being handled by Urban Robot Associates, and developed by Sixth Street Miami Partners LLC which is owned by the Galbut Family. The tower is expected to yield 932,839 square feet of space and intends to service the home-sharing and short-term-rental industry.
The two approved cranes will reach the above-sea-level full heights of 653-feet and 708-feet. This signals that vertical construction may begin soon as these machines will be utilized to lift heavy materials such as steel columns and precast concrete to be bolted into place. The documents indicate that the issue date is 06/28/2021, and on the site the expiration for the tower crane set up is December 28, 2022, so during that time frame of approximately 17 months is when we will watch NATIIVO’s superstructure rise towards it’s pinnacle. A Liebherr 420 and 550 will be assembled on the site.
YIMBY last visited the site in April of 2021 when ground breaking had just occurred and excavation for the foundation was underway.
Sales are already underway with over 70% of the units sold at NATIIVO, and will cost approximately $164,000,000 to build. The developer intends to target the home-sharingand short-term rental industry with this development, a growing sector in Miami’s real estate world with other projects of this type underway such as Related Group’s The District and Aria Development Group’s 501 First Residences. At NATIIVO, the tower’s total floor area will be divided up in to 448 residential condos, 100 Gale hotel rooms and 140 Gale hotel-condo units, 127 Creative HQ office condos, 70,000 square feet of shared amenities by LDV Hospitality, and at the ground floor commercial spaces, a Bodega Taqueria and a Dolce Mercato.
