New construction permits have been filed for a 114-foot-tall, 8-story mixed-use development at 2431 Northwest 2nd Street in Wynwood, Miami. Developers Property Markets Group and Greybrook Realty Partners are once again partnering on another project, expanding their popular Society Living brand with Society Wynwood. According to the permit filing, the structure will yield 680,783 square feet of space including 318 residential units, 54,580 square feet and possibly 211 parking spaces across 2 levels. MKDA is responsible for the design, and Moriarty Construction is the general contractor.
Plans were accepted on June 17, 2020 and are being reviewed by a private and more expensive provider in order to expedite the process; MTCI Private Provider Services, LLC is the private provider. The permit filing also states the cost of construction is estimated at $119,155,776. However, Greybrook has stated an amount more than twice that at $262 million,
Society Wynwood will offer nearly 50,000 square feet of features and amenities including an underground audio lounge, an entertainment rooftop, a massive 4,000-square-foot state-of-the-art fitness center, 9,000 square feet co-working spaces, a rotating art gallery, multiple private landscaped courtyards and landscaped rooftop pool deck with cabanas and spa, bbq and grilling kitchen areas, an outdoor theatre/yoga area and rooftop restaurant/bar. Residential units will come in studio-through-4-bedroom floor plans, ranging from 410 square feet to 1,370 square feet from levels 3 to 8. Levels 1 and 2, including the mezzanine, will be dedicated to retail uses and the parking component. Retail venues will start approximately around 3,400 square feet to nearly 12,000 square feet.
The subject’s property is already cleared and ready for ground breaking. As soon as permits are approved, PMG and Greybrook can move forward with construction at the site.
