Foundation Work Underway For ‘NATIIVO’ At 601 NE 1st Avenue In Downtown Miami

Foundation work has continues at 601 Northeast 1st Avenue, the site of the 51-story NATIIVO in Downtown Miami. Designed by Arquitectonica and developed by Sixth Street Miami Partners LLC, a company owned by the Galbut Family, the development is planned to rise 588-feet and yield 932,859 square feet of residential, office, hotel and commercial spaces. Located just south of the Miami Worldcenter development, the site is bounded by Northeast 1st Avenue to the west, Northeast 6th Street to the south and Northeast 2nd Avenue to the east. Kast Construction is listed as the contractor for the job.

Recent photos show the state of the construction site, which sits in between Miami Dade College Building 7 and Bezel Miami Worldcenter. Multiple precast concrete piles have been driven into the ground for structural load bearing purposes and the erection of vertical columns. A yellow tower crane is seen being assembled towards the south-east end of the site, for what is likely the machinery to be used once vertical construction is permitted. Foundation walls are taking shape surrounding the piles, and appear to line up with where the tower will rise from the podium. Up until now, foundation permits are issued but vertical construction is still under review.

Sales are already underway with over 70% of the units sold at NATIIVO, which is expected to cost approximately $164,000,000 to build. The developer intends to target the homesharing industry with this project, as it is the first of its kind for Miami. According to the official website, “Natiivo Miami is a one-of-a-kind ownership experience with the luxuries, services, and amenities of a hotel — with the added flexibility to list on any homeshare platform as desired. Your homeshare advantage is fully supported by Natiivo Miami’s MasterHost who will facilitate the guest stay”. The new tower’s total floor area will be divided up in to 448 residential condos, 100 Gale hotel rooms and 140 Gale hotel-condo units, 127 Creative HQ office condos, 70,000 square feet of shared amenities by LDV Hospitality, and at the ground floor commercial spaces, a Bodega Taqueria and a Dolce Mercato. Urban Robot Associates is designing the interiors.

Completion of the tower is scheduled for some time in 2023.
