Strategic Property Partners Announces Opening Of COOKFOX-Designed ‘Thousand & One’ At Water Street Tampa

Tampa-based real estate developer Strategic Property Partners (SPP) officially announced the opening of Thousand & One, a 20-story Class-A commercial office tower located at 1001 Water Street within the 56-acre – $3.5 billion Water Street Tampa mega-development in Downtown Tampa. Designed by New York City’s COOKFOX Architects, the building yields 375,000 square feet of office space and 12,000 square feet of ground-floor retail, being the first trophy office tower to rise in the city in nearly 30 years.

The subject property’s interior lot is generally located across the street from the Tampa EDITION and the Heron Residences, bounded by the intersection between Water Street with Channelside Drive, and Raybon Court to the north. SPP, a joint venture between Tampa Bay Lightning owner Jeff Vinik and Cascade Investment, owned by Bill Gates,  anticipates receiving WELL Core and Shell certification by the International WELL Building Institute, as Thousand & One will maintain a major focus on health, employing a wellness-oriented, indoor-outdoor office environment meant to promote better well-being and increase productivity among tenants.

“True to COOKFOX’s signature biophilic design philosophy, the building has been designed to connect people to nature and blend indoor and outdoor spaces, an approach shown to reduce stress, enhance creativity and improve overall well-being.”

The structure features a façade composed of rounded and smooth-edged hand-cast concrete panels that forms the grid-like overall industrial framing. Those concrete panels posses a warm sand color, evoking the tones of Florida’s limestone bedrock. Within the rounded panels are engravings of patterns inspired by native mangrove and ficus aurea. 9 double-height landscaped loggias are built into the superstructure, offering direct access to nature for every workspace. Floor-to-ceiling windows allow for natural light to flood the work spaces. Perched at the top of the tower is an expansive landscaped rooftop with unobstructed views of the bay and Harbor Island.

Cushman & Wakefield is exclusively handling leasing of the office spaces. The building will be welcoming it’s first office tenant, global accounting firm RSM, come September, and other confirmed future tenants include general contractor Suffolk Construction and real estate investment firm Sila Realty Trust.

July 22, 2021 is the official opening date for Thousand & One.
