Mixed-Use Venture Slated for 1195 Main Street, Fort Myers Beach, FL, 33931

Bay Harbour Marina Village, formerly known as “Compass Rose Marina,” is advancing in Lee County, FL. The project, which will cost more than $10 million, includes both retail and residential space. Per the Construction Journal, the venture includes a five-story marina with over 270 boat slips. Conceptual renderings also reveal a 10-story residential building with 75 units and outdoor communal spaces.

Architects used 3D modeling software to design the project

Morris-Dephew Associates, Inc., the project’s civil engineer, reports that over 30,000 square feet as been allotted as commercial and retail space. Local residents can enjoy over 40,000 square feet of “civic space.” In total, the building rests on 7.58 acres of land and includes 500 parking spots.

The project is not without opposition. Previously, Fort Myers Beach residents alleged that Bay Harbour Marina Village would increase the area’s population and did not match the already-existing structures in the area.

The development includes housing units, commercial space, and a marina

Developers were able to reach a compromise after reducing the housing units from 113 to 75. This required cutting 38 workforce housing units, per News-Press. They also scaled down the project from 145 feet tall to 100 feet tall.

Bay Harbour Marina Village’s physical address is 1195 Main Street, Fort Myers Beach, FL, 33931. As noted, it will be located in Lee County.
