Two 39-Story Towers Proposed For ‘Link At Douglas’ Phase 2 Near Coral Gables

A pre-application meeting has been filed requesting an Administrative Site Plan Review (ASPR) from Miami Dade’s Department of Regulatory and Economic Resources for the development of Link at Douglas -Phase 2, a two-tower 39-story mixed-use building proposed adjacent to the Douglas Road Metrorail Station. The structure is designed by Arquitectonica and being developed between Adler Group and 13th Floor Investments, and is projected to yield over 1.1 million square feet of space including 854 residential units, 84,160 square feet of office space, 3,385 square feet of retail space and 1,166 parking spaces. The property is bounded by Douglas Road to the east, South Dixie Highway to the south and aligns with Southwest 38th Avenue on the west at the border between Miami and Coral Gables.

Phase 1, which includes the 22-story Core apartment tower and the 36-story Cascade, is wrapping up soon on the northern perimeter of the development site. Core just recently opened and yields residential 312 units addressed as 3060 SW 37th Ave., while the taller Cascade is still under construction and scheduled for completion in mid 2022. In total, Link at Douglas encompasses 7.5 acres of land and will yield 1,375 residential units, 280,000 square feet of office space, and 68,000 square feet of retail space at completion. The first two towers are scheduled to wrap up towards the end of this year.

Renderings from renown architect Arquitectonica reveals two L-shaped glass-clad towers rising out of a 9-story podium. The concrete superstructure will be painted in dark grey and light grey smooth stucco . The most notable architectural features of the building is the way in which the balconies are arranged, which takes the form of multiple staircases wrapping around the structure. The pattern has a resemblance to the ziggurat form of 227 West Street in Greenpoint, Brooklyn. The balconies, stacked and zig-zagging against each other, are either enclosed in white or dark aluminum along with tinted glass panels. The podium levels are ornamented with hanging gardens and lush landscaping. Both towers are to reach the height of 444-feet, becoming the tallest towers south of Brickell.

The residential units will come in a mix of studio through three bedroom floor plans ranging from 450 square feet to 1,345 square feet. An amenity deck will be located at the 10th floor with an extensive list of spaces including a theater, kids room, sports bar and media room, game room, 3,500-square-foot club house, a 120×20 recreational pool and 75×32 lap pool, an 1,600 square foot lawn area, a 5,490-square-foot gym alongside a half basketball court and racquetball court, bbq areas and summer kitchens, and an outdoor playground.
