Landfill in Orlando, FL, to Transform into Fieldstream Village at 10601 Lake Underhill Road, Orlando, FL, 32825

As it stands today, Cloyd’s Dairy Dump is a defunct landfill located in Orlando, FL. However, soon, it will find new life as a mixed-use residential complex named “Fieldstream Village.” The Construction Journal notes that the venture is presently seeking “site plan approvals.”

The $350 million project will comprise over 100,000 square feet of new construction for both retail and residential purposes. Some buildings in the community will measure anywhere from six to seven stories above grade and provide 1,500 homes. Fieldstream Village will rest on a 40-acre plot.

MMI Development is the project’s developer. Per GrowthSpotter, the organization hopes to remediate the area before construction starts. Per the state of Florida’s records, the site was cited multiple times in the 1980s and 1990s for having various contaminants, including those that threatened the area’s groundwater.

If MMI Development can satisfy the Brownfield Site Rehabilitation Agreement’s requirements, the development could qualify for a tax credit on construction materials. The Environmental Protection Agency (EPA) may also offer a grant to pay for the remediation.

The Orlando Business Journal reports that Bent Tree Holdings LLC presently owns the lot. Right now, the land’s market value is $1.6 million. Fieldstream Village’s proposed address is 10601 Lake Underhill Road, Orlando, FL, 32825, in Orange County. Construction will hopefully start in 2022.
