Construction is steadily ascending at 830 Brickell, a 55-story Class-A office building in Brickell, Miami’s Financial District. Located on the southwest corner of Brickell Plaza (Southeast 1st Avenue) and Southeast 8th Street, the 640,000-square-foot tower is designed by acclaimed firm Adrian Smith + Gordon Gill Architecture with Revuelta Architecture International as the architect of record, and is being developed between OKO Group and Cain International. The reinforced concrete superstructure is projected to top out at 724-feet, and feature lavish interiors by Italian designer Iosa Ghini Associati. Civic Construction Company Inc. is the general contractor.

The last time YIMBY visited the site was in April when construction was approximately at the 22nd floor. Although the progress in the formation of the structure has been very slow pace, recent photos shows formwork is picking up speed again as the tower is now in the process of building out the 28th and 29th floor; 830 Brickell is officially past the halfway mark now.

Impact-resistant tinted glazed glass panels of façade are now installed on several sections of the 14th through 17th floor. The most visible panels are seen strongly reflecting sunlights on the curved corners along Brickell Plaza and Southeast 8th Street, just above the podium/garage levels.

The concrete diagrid framing seen underway towards the current top of the structure will be the sky lobby amenity space featuring 13-foot ceiling heights an floor-to-ceiling windows. Workers are now working on the second sectional of the diagrid frame, as angled steel rebar can be seen slightly suspended.

Back in September, Canadian asset and wealth management firm CI Financial announced the signing of a 20,000-square-foot lease at the tower as they plan to establish a headquarters in the U.S. within Miami’s Financial District; Microsoft is also taking up another 50,000 square feet. Office tenants will be welcomed with an appealing amenities package including  a world-class health and wellness center with panoramic views, a first-class restaurant and open-air rooftop lounge, a private conference facility for tenants, and 24-hour concierge service.

830 Brickell is the first office tower to rise in Miami in over 10 years. Upon completion, the building will achieve LEED Gold Certification due to its environmentally-friendly design and energy efficiency, all thanks to its full-height insulated glazing, low-E tinted glazing and its hurricane-impact glazing system. The 8-story parking facility will be wrapped in a dynamic kinetic wall which features a spread of aluminum squares that move with the wind and reflect light. The structure will also be wired-certified for expansive IT and communications systems.

Construction is expected to wrap up some time in the second half of 2022.
