Miami’s Department of Buildings has received an application for demolition permits from Newgard Development Group for 99 Southwest 7th Street in Brickell, where the developer is planning to build three towers. The interior lot sits across the street from Brickell City Centre, spans over 70,000 square feet, and is currently improved with a 20,00-square-foot commercial structure. Little detail is known of the project as a whole, but we do know the first of the three towers will be known as Lofty Brickell, a 35-story mixed-use building containing branded condos, high-end apartments and a hotel. The structure would rise approximately nearly 400-feet over the Miami River and feature designs from Arquitectonica.
Detailed architectural plans and diagrams are very much still under wraps for the 35-story tower, but the official website for Lofty Brickell does have one particular draft rendering from Arquitectonica from September 2021 depicting the building with fine edges and wrapped in offset stacked private terraces. The roof parapet crowning the structure appears to be angled upwards towards the east, and the exterior elevations clad in glass and aluminum with stucco finishes along concrete walls. Judging from the proximity to the Miami River in the rendering, Lofty Brickell will likely rise on the northwest end of the site.
Units are planned to come in studio through two-bedroom floor plans, ranging from 485 to 930 square feet and priced between $505,000 and $903,000. All apartments will come fully furnished and prepped for short-term rentals, carefully curated by interior design firm INC. All units will feature imported European cabinets with premium hardware and drawer pulls, a top-of-the-line appliance package including stainless steel refrigerator, oven, cook-top, microwave, dishwasher and sink disposal, elegant imported stone countertops and backsplashes, contemporary stainless steel under-mounted sink, high-arc gourmet faucet with integral sprayer, custom-finished floors and walls in wet areas, frameless glass shower enclosures, spacious extra-depth soaking tubs and premium European-style fixtures and accessories. Residents will have access to panoramic Miami River and Miami skyline views via floor-to-ceiling laminated glass windows.
TBRC Group LLC is listed as the demolition contractor at an approximate cost of $50,000 for the clearance of the 20,000-square-foot building
