The Federal Aviation Administration has approved a 1,049-foot supertall skyscraper proposed for 1428 Brickell Avenue in Brickell, Miami. Approved as of January 14, 2022, the developer behind the application is Miami-based real estate developer Ytech who was represented by Benjamin Doyle of Capitol Airspace Group. The property is elevated 9-feet above sea level, which would give rise to a 1,040-foot-tall structure, for a maximum cumulative height of 1,049-feet. The interior lot occupies approximately 20% of the city block, spanning 49,983 square feet with frontage along Brickell Avenue. The city block is bound by Southwest 14th Street on the north, Southeast 15th Street on the south and South Miami Avenue on the west.
The determination document states “This aeronautical study revealed that the structure would have no substantial adverse effect on the safe and efficient utilization of the navigable airspace by aircraft or on the operation of air navigation facilities. Therefore, pursuant to the authority delegated to me, it is hereby determined that the structure would not be a hazard to air navigation…”
There are no detailed renderings of the project publicly available, nor do we know who the architect will be. However, Ytech mentions on their website that 1428 Brickell Avenue will offer residences with immaculate design in a superior location with hotel-like services that come together to create a homeowner’s ultimate dream. At 1,049-feet, 1428 Brickell Avenue will pierce the Miami skyline and stand as one of the tallest along with other planned supertalls such as the 100-story Waldorf Astoria Hotel & Residences at 300 Biscayne Boulevard and JDS Development Group and Major Food Group’s proposed mixed-use skyscraper Major at 888 Brickell Avenue. The placeholder in the image below gives us an idea of how the building would occupy the airspace in Brickell’s section of the skyline.
This existing structure was built in 1971, mostly noted by it’s brutal modernist architectural design. The building rises 10 stories and has operated as a boutique office building up until now, often nick-named the BankUnited building after national banking institution BankUnited Inc., who is a major tenant there. According to the Miami-Dade County, the property yields 100,762 square feet of space including office, retail and parking spaces.
Ytech is also planning another tower at 75 Broadway, likely of similar quality and build based on the similarities in appearance of the placeholder compared to 1428 Brickell Avenue. There are no FAA applications or any kind of permit filings for the property, and could be due to the fact that Ytech has not acquired all of the parcels of land on the triangular block. The developer is listed as the owner of the two western-most lots at 41 and 75 Southwest Road. There five parcels in total spanning 48,928 square feet, which is only about 1,000 square feet smaller than the site at 1428 Brickell Avenue. Ytech would likely need to acquire the remaining three lots to complete the assemblage and build another supertall as demonstrated in the image of the neighborhood map above.
Permits have not been filed as of yet, and a construction schedule has not been announced. Demolition permits will be needed for the removal of the existing office building.
