Plans have been filed with the Wynwood Design Review Committee for Wyn On 5th, two 8-story mixed use buildings proposed to be constructed at 2661 Northwest 5th Avenue and 2701 Northwest 5th Avenue in the Wynwood Neighborhood Revitalization District of Miami. Designed by Arquitectonica and developed by RAL Tricap Wynwood LLC, a joint venture between RAL Development Services LLC and Tricap, the two structures would rise 123-feet and sit across the street from each as sister buildings, located mainly along Northwest 5th Avenue and between NW26th and NW 27th Streets (Wyn On 5th South), and NW 27th and NW 28th Streets (Wyn On 5th North).
Wyn On 5th North (2661 NW 5th Avenue) would be comprised of 260,265 square feet of new space including 106,414 square feet of leasable Class-A office space across seven stories above 6,961 square feet of ground floor commercial/retail space and 265 in-door parking spaces. The developer is proposing an activated roof terrace, supported by 2,723 square feet of enclosed habitable space that provides amenities for the office tenants, complemented by inviting and accessible outdoor space. Wyn On 5th South (2701 NW 5th Avenue) would be comprised of 318,325 square feet of new space including 139,254 square feet of leasable Class A office space across seven stories above 11,904 square feet of ground floor commercial/retail space and 370 in-door parking spaces. The southern building would also have an activated roof terrace, supported by 4,095 square feet of commercial enclosed habitable space which is envisioned for a future restaurant, complemented by inviting and accessible outdoor space.
The developer believes together, the buildings create a landmark arrival and visual gateway into the Wynwood Arts district from NW 5th Avenue, and significant public realm improvements that will enhance the connectivity and pedestrian experience of Wynwood – extending 24/7 activity to the 5th Avenue corridor. Wyn On 5th would offer large scale floor plates for flexible, creative work environments in a well amenitized building for a variety of different users desiring to be in the dynamic and culturally significant Wynwood neighborhood. Both buildings takes advantage of their end block location to provide an abundance of light and air with unmatched views in multiple directions.
The properties are currently improved with one and two story commercial buildings with roll down shutters, constructed on or about 1962 and 1952, respectively, with a surface lot located at the rear or the property located at 2661 NW 5 Avenue. The location and existing conditions of the property reminisce Wynwood’s former industrial warehouse district.
The proposal for Wyn On 5th is scheduled for review by the Wynwood Design Review Committee on February 9, 2022.
