The Planning and Zoning Board of North Miami Beach has unanimously approved plans for Venus, a 26-story mixed-use building planned for 2060 Northeast 164th Street. Designed by Burgos Lanza Architects & Planners with landscape architecture by Kimley-Horn and developed by Crep NMB Venus LLC, an affiliate of New York City-based developer Carpe Real Estate Partners (Carpe), the development is approved for approximately 660,000 square feet of space including 440 rental units, 11,000 square feet of carefully curated retail space, 499 parking spaces and a variety of residential amenities.
The 1.1-acre development site, which was purchased by Carpe last December from AT&T for $4.44 million, is generally located at the southwest intersection of Northeast 21st Avenue and Northeast 164th Street, bound by a condominium development to the North of 164th Street, the a telecommunications facility to the East of Northeast 21st Avenue, a gas station with commercial uses to the South, and additional commercial uses directly to the West. Just South of the Property is Northeast 163rd Street, a state road and major East/West travel corridor. Biscayne Boulevard is just 3 blocks to the east.
Carpe will commission a local artist to design a large-scale mural on the exterior of the parking structure at Venus, which is situated between Aventura and Downtown Miami adjacent to the Biscayne Boulevard and 163rd Street corridor.
Residential units will come studio, one- , two- , and three-bedroom units ranging between 550 and 1,758 square feet. Amenities on the 8th floor include a state-of-the-art fitness center and landscape deck with an outdoor pool.
Carpe, led by Managing Partners Erik Rutter and David Weitz, plans to break ground on Venus later this year. Fortis Design + Build will manage construction.
