Atlantic Pacific Communities has plans for a $28 million affordable housing complex in the Overtown Miami area. It’s called “Culmer Place.”
According to Miami Today, the community will comprise two seven-story buildings with more than 230 residential units. Plans call for 59 studios, 87 one-bedroom apartments, 21 two-bedroom apartments, 57 three-bedroom units, 12 four-bedroom units, and three five-bedroom apartments. In total, the venture requires more than 280,000 square feet of new construction.
The developer told reporters that most units will be offered to those making at or around 60 percent of the area’s average median income (AMI). Some of the units are reserved for those making less than 30 percent of the area’s AMI. Culmer Place hopes to alleviate the demand for affording housing in South Florida––an increasing problem.
In 2020, the South Florida Business Journal reported that Culmer Place’s amenities will include a 5,000-square-foot clubhouse, swimming pool, and parking garage. Corwil Architects Inc. designed Culmer Place. Conceptual renderings show two high-rise buildings connected by a smaller five-story building.
Culmer Place’s address is 800 Northwest 5th Avenue, Miami, Florida, 33136, in Miami-Dade County. In terms of relative proximity, it’s west of I-95 and south of Booker T. Washington Senior High School.
