Revuelta-Designed Ocean Park Sells Out At 312 Ocean Drive In Miami Beach

Developer Multiplan REAM and exclusive sales and marketing agent The Carmenate/Duchon Team at The Corcoran Group, have announced the $32 million sell-out of Ocean Park, a 4-story luxury boutique condominium under construction at 312 Ocean Drive in Miami Beach’s coveted South of Fifth neighborhood.  Situated directly across from Marjory Stoneman Douglas Oceanfront Park, the building yields 10 residences offering the ultimate South Florida lifestyle.  Walls of glass will provide views of the park and the Atlantic, and new residents will enjoy generous private outdoor living spaces along with tranquil common areas.

Designed Revuelta Architecture International with interiors by Marcela Lombana, the building was designed for sustainability. Extensive tropical vegetation and a green roof, high-performance glass, low-flow plumbing fixtures, and energy efficient systems and insulation were incorporated into the plans.

“We created Ocean Park to have a connection to the community and an intimate feel,” explained Marcelo Kingston, Managing Partner of Multiplan REAM.  “South of Fifth is a true walkable neighborhood, with an upscale ‘beach town’ feel that’s unique in Miami Beach. We wanted our development to celebrate that special atmosphere. The building’s success reflects that there’s a desire from buyers to have privacy and exclusivity, but without living high in a tower.”

“Ocean Park attracted a diverse array of largely domestic buyers. The appeal was a combination of the unique product, the prime location, and the developer’s strong track record,” reports Eloy Carmenate, who handled sales along with business partner, Mick Duchon. “We were selling from floorplans and in some cases via Zoom calls, but were able to leverage our physical sales gallery to show clients the actual finishes and fixtures.  There’s unprecedented demand for Miami real estate, especially for a product this desirable.  We are proud to have achieved sales of over $2,000 per square foot, which is remarkably strong for a non-oceanfront property.”

Preliminary sales for the development launched in January 2020, with construction commencing in February 2021.  The building is expected to be completed and ready for occupancy by late summer of this year.
