Turnberry Proposes 14-Story Office Building Beside Aventura Mall And Near Upcoming Brightline Station

Turnberry Associates, the developer behind the Turnberry Ocean Club Residences in Sunny Isles Beach and the upcoming Grand Hyatt Miami Beach, has filed plans for Two Turnberry, a 14-story glass-clad Class-A office tower proposed for 2750 Northeast 199th Street near Aventura Mall and the new Aventura Brightline Station currently under construction. The development would connect the Aventura Mall to the Brightline station via a pedestrian bridge crossing over Biscayne Boulevard and Dixie Highway.Designed by Miami-based Arquitectonica, the building would include approximately 240,000 square feet office space, 20,000 square feet of retail space, a 20,000-square-foot landscaped amenity deck and 720 parking spaces.

The interior lot is located on the northwest corner of the general property encompassing the Aventura Mall, which is currently improved with a 7,126-square-foot single-story commercial building occupied by Citibank. According to property records, the lot spans approximately 3.37-acres, or 146,722 square feet, and is bound by Northeast 199th Street on the North, Biscayne Boulevard on the West, Northeast 197th Street on the South, Northeast 29th Court on the East, and Abigail Road along the curving southeast-facing frontage. The existing structure was built in 1996 and only occupies about 5% of the lot; the remainder of the floor area is mostly surface level parking.

Renderings from Arquitectonica depict the 14-story structure almost completely wrapped in glass curtain walls, while the ground floor is activated with glass storefront system. The building is visually comprised of two volumes that replicate the shape of a rhomboid. The tower component rises over the attached parking garage, and appear to be leaning into each other due to the angled ends of the structure. The elevation facing south is fully enveloped in floor-to-ceiling glass, as is the West and East elevations, and the North elevations of tower opens up with expansive terraces. The garage is only minimally noticeable due to the ample landscaping, and atop is the amenity terrace.

The pedestrian bridge connecting the tower and Aventura Mall to the Brightline station would be along Northeast 197th Street.

Two Turnberry will have world-class amenities including a fitness center, restaurants, curated art in common areas, conference and collaborative spaces, and a sun deck. State-of-the-art technology will be integrated throughout the building and 24-7 onsite security and property management services will be available to all tenants.

The proposal for the project was reviewed by Aventura’s planning commission on March 1, 2022, and is now pending approval.
