830 Brickell Tops Off At 55 Stories In Miami’s Brickell Financial District

Construction has topped off on 830 Brickell, a 55-story Class A+ office tower underway in Miami’s Brickell Financial District. Designed by renowned architecture firm Adrian Smith + Gordon Gill Architecture and Revuelta Architecture International as the architect of record, with interiors by Italian architecture and design company Iosa Ghini Associati, and developed in partnership by OKO Group and Cain International, the 724-foot-tall structure will yield 640,000 square feet of space and now stands as the tallest office building in Brickell and the first standalone office building to be developed in Miami’s urban core in more than a decade. Civic Construction Company Inc. is the general contractor and is projecting to complete construction later this year.

Two yellow tower cranes are seen perched at the top of the tower, where work is ongoing at the roof level and mechanicals levels which is engulfed in pipe scaffolding. The installation of the mirror-like glass façade is just passed the halfway mark now. Exterior work has yet to begin on the 8-story podium, which will be wrapped in a dynamic kinetic wall which features a spread of aluminum squares that move with the wind and reflect light.

The announcement comes as financial, professional services, technology and other major corporate firms look to establish or grow their presence in South Florida. 830 Brickell is already over 60% leased ahead of its projected completion and has attracted top-tier office users including Microsoft, Thoma Bravo, A-CAP, CI Financial, Marsh Insurance, AerCap and WeWork, owing to its pioneering amenities and services offering, as well as standout location. 830 Brickell’s leasing team at Cushman & Wakefield is actively negotiating terms and entertaining interest from prospective tenants whose space requirements exceed the balance of the building’s remaining inventory.

830 Brickell is being developed in partnership by OKO Group, one of South Florida’s most active and successful luxury development firms led by international real estate developer and investor Vlad Doronin, and Cain International, a privately held investment firm led by Jonathan Goldstein with over $14.5 billion assets under management spanning real estate debt, real estate equity and lifestyle and leisure business investments.

Multiple transit options are nearby, including Metrorail and Metromover, the Brightline, walking paths, cycling lanes and bay access points. OKO Group and Cain are also developing the upcoming Aman Miami Beach Hotel & Residences located in the Faena District.
