Madeline Commons PUD (planned unit development) is just one of many ventures unfolding in Central Florida. The multi-million-dollar venture will offer no more than 149 residential units on a 34.602-acre lot, with a maximum of eight units per acre. The existing parcel is largely undeveloped.
Sources note that construction could start in October 2022 if everything goes according to plan. Completion could either come in one or multiple phases. Each home will come with parking for at least two vehicles, with additional neighborhood parking.
All residents will also follow mandates set in place with Madeline Commons PUD’s homeowner association. At this time, communal amenities include on-surfacing parking and park areas. Amenities outside of the neighborhood include Daytona Beach and the Halifax River.
Right now, the venture’s presently in its conceptual design phase. Newkirk Engineering Inc. is the civil engineer. Madeline Commons, LLC, a limited liability company in Delaware, is the project’s owner.
Madeline Commons PUD’s address is 975 McDonald Road, Port Orange, Florida, 32129, in Volusia County. The development will hug the perimeter of Sugar Mill Elementary, according to Landflip. It’s also south of the Daytona International Speedway and east of I-95.

I wish all this development would end ! Traffic is already bad enough on Madeline, Sauls Road and Reed Canal and now it is only going to get worse. Soon there will be no open land left. No wonder we are getting snakes and others creatures in our yards. Their natural habitat is being taken away.
