Modera Baldwin Park Proposed East Colonial Drive and Bennett Road, Orlando, Florida

Developers hope to start construction on Modera Baldwin Park, a $50 million venture slated for Orange County, Florida. As of June 2022, the City of Orlando was reviewing the application. If approved, the venture could deliver 400 luxury homes in an eight-story building.

Records show that the development would replace Glit Nightclub and a mixed-use structure. MCRT Investments LLC owns the venture. In its application, it told the City of Orlando that Modera Baldwin Park would be its third community in the Orlando area. Looney, Ricks, and Kiss Architects designed Modera Baldwin Park. Some sources suggest that construction could start in November 2022.

Other involved entities in the venture include Hamilton Engineering & Surveying Inc. (the civil engineer), Community Solutions Group/GAI Consultants (the consultant), and Mill Creek Residential Trust, LLC (the general contractor). MCRT Investments LLC just finished construction on a similar community in the Central Florida area.

Modera Creative Village offers 292 homes with ground floor retail. The community’s website reports that homes measure about 480 square feet to 1,300 square feet each. Rent starts at around $1,180. If approved, Moderna Baldwin Park could offer similar pricing options. Modera Baldwin Park’s address is East Colonial Drive and Bennett Road, Orlando, Florida, 32803, in Orange County.
