One River is slated for construction in Fort Lauderdale, Florida. The venture, which will cost nearly $100 million to complete, will measure 34 stories above grade and offer 251 luxury residential units. The goal is to offer homes and various amenities to the South Florida area, which is seeing a huge housing boom right now.
One River will offer more than homes. According to Commercial Observer, the mixed-use development will comprise 2,600 square feet of ground floor retail space and 13,000 square feet of communal amenities. Amenities include a dog spa, fitness center, co-working lounge, and more.

Construction is expected to start by the end of this summer. If all goes according to plan, the project could finish construction in 2023. Upon completion, One River will comprise more than 365,000 square feet of new construction. It rests on a 6.68-acre plot which, according to Google Earth’s renderings, hosts a defunct structure. This will require demolition before construction begins.
Adrian Smith + Gordon Gill Architecture designed the venture. Its previous projects include the Burj Khalifa and New York’s Central Park Tower. Other involved parties in the One River venture include OKO Group and Cain International.
The development will measure 34 stories above grade.
