Developers have approved Amavi St. Cloud in Osceola County, according to city records. The residential development offers 246 attached units on a 29.48-acre plot. Amenities could comprise integrated smart home technology, private yards, and high-end interior finishes, per the Orlando Business Journal.
Sources suggest that construction could start in December of this year, although this is unlikely. The community’s estimated to cost $93 million to complete. Mill Creek Residential Trust, LLC is the developer. 5th Elevation CW LLC is the owner. The former manages other communities under the Amavi brand.
Amavi St. Cloud could offer finishes like other homes under the Amavi banner.
In 2021, GrowthSpotter reported that this would be its fourth build-to-rent community. It acquired the build site for $2.5 million in January 2022. Renderings from Google Earth show that the parcel is presently unoccupied, save what appears to be a single-family home.
The houses will be cottage-style homes, offered at “standard, one-year leases.” Mill Creek Residential has three other communities in North Carolina and Texas. RJ Whidden & Associates, Inc. is the civil engineer. At this time, information regarding a general contractor and architect has not yet been released.

Amavi St. Cloud’s address is 2920 Clay Whalen Road, Bull Creek, Florida, 34773, in Osceola County. The venture’s located near the Kissimmee Park Road interchange, which gives people straightforward access to the Orlando metropolitan area.
