IDEA Architects’ 26-Story ‘Tal Aventura’ Condo Development Conditionally Approved In Aventura, Florida

Developers 2151 Development Group and 2020 Acquisitions received conditional use approval from the City Commission to move forward with Tal Aventura, a 26-story boutique residential tower planned for 2785 Northeast 183rd Street near Maule Lake in Aventura, Florida. Designed by Miami-based IDEA Architects, the family-focused luxury condominium development will yield 86 residential units with a majority ranging from 2,500 to 3,500 square feet plus expansive lanai and penthouse units over 6,000 square feet. Residents will have access to over 50,000 square feet of green spaces and amenities including a gym, a coffee/juice bar, a toddler playroom, a yoga studio, a splash pad, a basketball/pickleball court, and a pool.

The developers are reportedly under contract to purchase the 1.55-acre vacant site assemblage from joint owners Tanglewood WIB LLC, Tanglewood JAK LLC, Kimali Properties LLC, and Kerrin Properties LLC. The property is bound by Northeast 183rd Street on the south, two retirement homes on the west and north along Northeast 27th Avenue, and a townhome community on the east that fronts Northeast 185th Street. The site is one block east of Biscayne Boulevard and has access to the northwest corner of the lake along Northeast 183rd Lane.

The design of the tower features curvilinear elevations largely defined by floor-to-ceiling glass windows, walls of smooth stucco finishes, and curved balcony slabs. The official height of the tower is not yet known, but 26 stories should push the parapet crown near the 300-foot mark.

“This is a significant step towards bringing a new level of luxury living to Aventura,” said Matthew Rosenblatt, founder of 2151 Development Group. “Our vision is to create condo residences that offer a single-family home lifestyle at an attainable price point, something that doesn’t currently exist in the market. There is a genuine need for this type of residential offering, and we are thrilled to be moving forward with the project.”

Aventura’s City Commission will allow the developers to build 56 units per acre, which is above the city’s standard density limit of 45 units per acre, and build one story higher than the permitted 25-stories. In exchange for the approval, the developers will pay the city $72,000 a year for five years towards the public transportation program, and a one-time city impact fee of $143,636.

Residents can enjoy expansive, unobstructed views of Maule Lake from every home, top-rated schools, fine dining, houses of worship, and boutique shopping experiences, all within walking distance.
