9Culmer Village is taking shape in Miami-Dade County, Florida. The mixed-use venture requires close to 850,000 square feet of new construction, featuring 612 apartments and 9,460 square feet of retail space.
The South Florida Business Journal reports that the apartments will be spread across multiple high-rise towers. One 20-story tower will offer 300 one-bedroom and two-bedroom homes. Those are workforce housing units, designated for those making 20 percent to 80 percent of the area median income.
The other 25-story tower will offer 312 one-bedroom and two-bedroom homes. These units are also being offered as affordable housing, reserved for those making 60 percent to 100 percent of the area median income.
Culmer Village’s communal amenities include a fitness center, laundry room, computer room, clubroom, and multipurpose area. The $240 million venture could start construction early next year. The project will reach completion in two phases, first starting with the 20-story tower, then with the 25-story one.
The Richman Group of Florida Inc. is the developer. Behar Font & Partners is Culmer Village’s architect. Conceptual renderings show two towers separated by a multi-level parking garage. Sources report that the parking garage will offer 376 spots.
Culmer Village gets its name from the nearby Culmer Metrorail Station. The mixed-use community’s address is 690 Northwest 13th Street, Miami, Florida, 33136, in Miami-Dade County. It’ll rest on a 2.6-acre lot. The Real Deal reports that before rezoning, the now-empty build site hosted a chemical plant.
