Sources report that construction on Adventis Lauderhill, a mixed-use development, could start in May 2023. The South Florida Business Journal reports that the complex will host anywhere from 255 to 275 “flex units.”
In September 2022, the Real Deal noted that homes would cost $1,400 to $2,200 a month, aimed at young professionals and families who want to live near downtown Fort Lauderdale but can’t afford current market prices. Rentcafe reports that the average rent for a 959-square-foot apartment in the area is $2,684.
The flex units range from one-bedroom to three-bedroom homes. Plans also call for close to 9,500 square feet of retail and 449 parking spaces. As noted, construction’s set to start in the second quarter of 2023, with sitework expecting to last 24 months. That means residents could move in circa Spring 2025.
The homes will be housed in a mid-rise building measuring five stories above grade. Prospect Real Estate Group has the 6.4-acre build site under contract from Parabens Group LLC. The latter organization purchased the parcel for $4.5 million in 2017. Now, that land’s valued at nearly $7.3 million. Prospect Real Estate Group hopes to purchase it.
