Construction Permit Filed For Riverside Wharf At 114 SW North River Drive In Downtown Miami

A permit for vertical construction has been filed for Riverside Wharf, a $185 million luxury mixed-use development planned for 114 Southwest North River Drive in Downtown Miami. Designed by highly-acclaimed architecture firm Cube3 Architects with interiors by world-renowned iCrave and landscape design by Savino-Miller Design Studio, and developed by a joint venture partnership between MV Real Estate Holdings, Driftwood Capital, and Merrimac Ventures, plans for the project include the construction of a 10-story building across 1.5-acres that will serve as a world-class entertainment destination expected to usher in a new era for the River District, providing a new home for Wharf Miami.

The construction permit was applied for on December 22, 2022; plans for the complex have been submitted and are now being reviewed. No general contractor is listed on the permit as of yet. According to the Building Department records, MTCI Private Provider handles the project’s plan review and inspections.

The filing generally aligns with the previously announced specifications for Riverside Wharf, which calls for approximately 222,279 square feet of space, including a 165-room Dream Miami luxury hotel, a world-class 30,000-square-foot nightclub and rooftop day club, a high-energy 12,000-square-foot event hall and mezzanine, the rebirth and expansion of The Wharf Miami with 16,000 square feet of signature restaurants, a private marina capable of accommodating megayachts, and a new public riverwalk along the development site.

Riverside Wharf will pay homage to the Miami River and the neighborhood’s historic fishing culture as a continuation of The Wharf Miami’s storied legacy, celebrating the area’s beloved Garcia’s Fish Market through a seafood market on the grounds, where locals can get the freshest catch daily.

The developers announced in August 2022 that they plan to break ground in the second quarter of 2023. Once construction begins, The Wharf Miami will temporarily close and will reopen permanently within the new Riverside Wharf complex once the development is completed.

YIMBY expects construction to complete sometime in 2025.
