Developers Seek Design Review Approval For Proposed 10-Story Mixed-Use Building At 6940 Abbott Avenue In Miami Beach

6940 North Beach LLC, a joint venture between entities controlled by Rainer Viete, Jose Boschetti, and Eduardo Otaola, has filed an application requesting design review approval to construct a new 10-story mixed-use building at 6940 Abbott Avenue, the site of a former BellSouth office and parking lot that is no longer in use in the North Beach section of Miami Beach. Designed by Arquitectonica with Biscayne Engineering as the land surveyor and civil engineer, the 130-foot-tall structure would yield 134,573 gross square feet of space, including 96-unit multi-family units, of which 21 would be co-living units, 2,192 square feet of ground floor retail, and 90 parking spaces. The property spans roughly 24,800 square feet and is bound by Byron Avenue to the west and Abbott Avenue to the east. Christopher Cawley Landscape Architecture is the landscape architect, and David Plummer & Associates is the traffic engineer.

The development’s exterior design is set to make a bold statement with its combination of modern and traditional elements. The materials used include a masonry wall, a grey stucco finish, concrete slabs, facade cladding elements, concrete columns, and a window wall system. The building’s façade will also feature a metal overhead rolling door and Oolite stone accents, giving it a unique character. Using a glass railing and grey glass windows will allow for abundant natural light to permeate the building’s interior. Combining these materials will create a stunning, contemporary look that complements the surrounding North Beach area.

The building’s unique design is highlighted by a striking concrete frame with rounded motifs arranged in a bond-like pattern, which wraps around all elevations of the residential section. The exposed load-bearing concrete columns, present on the lower floors, are complemented by ribbed or louvered cladding elements around the parking garage. Additionally, wood-like soffits would be installed at all overhangs, providing a warm and welcoming aesthetic.

The development plan complies with all DRB criteria, including the existing and proposed conditions of the lot, the location of all existing and proposed buildings, the dimensions of all buildings and structures, and the design and layout of the proposed site plan. The developing entity has also provided a recycling or salvage plan for partial or total demolition, hurricane-proof impact windows, passive cooling systems, resilient landscaping, and a study of land elevation and elevation of surrounding properties. They also seek a waiver to combine the parking and loading driveways. The grant of this waiver will allow for a superior design of the project within the development regulations of the TC-C district and without the need for variances.

The residential offering will include studio, one-, and two-bedroom units. Studio units (co-living) will measure between 403 and 437 square feet, and the standard size units would range from 550 to 1,250 square feet. The rooftop will have a lap pool, lounge, fitness center, and pickleball court.

A general contractor has not been named, but the estimated construction cost for the project is $14,692,224.
