Newgard Breaks Ground On 44-Story Lofty Brickell At 99 SW 7th Street In Miami

Newgard Development Group has officially broken ground on Lofty Brickell, a 44-story residential building at 99 Southwest 7th Street south of the Miami River in BrickellMiami. Designed by Arquitectonica with landscape architecture by Urban Robot Associates and interiors by INC, the development will create approximately 854,999 square feet of space, including 362 condominium units, 40,000 square feet of thoughtfully curated amenities, and an enclosed parking garage. Americaribe-Moriarty JV is the general contractor.

A groundbreaking ceremony occurred yesterday at the 1.62-acre site, which will ultimately give rise to a 574-foot-tall building. Miami’s Building Department issued a Special Events permit, marking January 31st as the ground-breaking date.

Lofty Brickell will contain 362 fully equipped and furnished homes designed and licensed specifically for short-term rentals. The apartments range in size from 446 to 986 square feet and come in studio, one and two-bedroom options, including penthouses and low-rise penthouses. This building includes a unique feature, the first NFT art collective for condo owners, which integrates digital art into the design of the building and gives each unit owner their custom NFT. Cervera Real Estate is handling the sales and marketing for the building; 88% of units have reportedly been sold.

Amenities include an outdoor pool deck with lounge chairs, daybeds, pool attendants, a hammock garden, high-speed WiFi, and a covered living area. The building also features a 3000-square-foot fitness center with views of the river and city, a yoga studio, locker rooms, private treatment rooms, a sauna, steam rooms, a cold plunge pool, a juice bar, and a rooftop pool with panoramic views of the Miami skyline. The rooftop also has additional private treatment rooms and a lounge bar for owners.

Americaribe-Moriarty JV  is a joint venture between Bouygues Bâtiment International’s subsidiary Americaribe LLC and John Moriarty & Associates.

Permits for vertical construction are still under review.

  1. More short term rentals! Just what full time residents DON”T NEED. No stake in a neighborhood; just there to visit. Create havoc and leave when it suits you.

    • Gene, it will be very interesting 5 years from now how this short term rental vs hotel industry turns out. I agree with you 100% and when these investors see that there are not enough renters to fill all of these short term units does the building turn condo ?
