Plans Fully Revealed For One Brickell Riverfront With Two Towers Of 43 And 44 Stories.

Plans have been fully revealed for One Brickell Riverfront, a 1,160,588-square-foot mixed-use development at 99 Southwest 7th Street south of the Miami River in Brickell. The proposal consists of two towers, one of which is the recently-ground-broken 44-story Lofty Brickell, and a second tower of 43 stories. Designed by Arquitectonica and developed by Newgard Development Group, the project would yield 784 residential units, ground floor retail space, 13,170 square feet of office space, and 919 parking spaces.

Lofty Brickell will rise 540 feet, and the second tower will rise 530 feet. The project’s exterior will showcase a blend of materials, including metal window walls with grey-tinted glass, glass balcony railings, white concrete slabs, dark stucco walls, cast-in-place concrete, engineered wood, perforated metal paneling, and clear storefront glass. According to a letter of intent included with the filing, the developer has requested several waivers to build One Brickell Riverfront to plan. These include a reduction in parking, permission for vehicular access at less than 60 feet separation, and a reduction in the separation between the two towers from 60 feet to 54 feet. The developer also requests permission to reduce the secondary frontage setbacks above the 8th story to ten feet and to allow parking to extend into the second layer, above the first story, along the primary frontage. The developer argues that these waivers are necessary due to practical difficulties in meeting the standards of the transect zone and that they promote energy conservation and building sustainability.

The letter of intent also states One Brickell Riverfront is guided by the principles of Miami 21, which encourage infill and redevelopment, mixed-use structures, compact and pedestrian-oriented urban centers, interconnected networks of thoroughfares, a range of open space, and appropriate building densities and land uses within walking distance of transit stops. The project seeks to activate the pedestrian realm, provide a variety of uses, and limit the interaction between vehicles and pedestrians while respecting the spatial form of public space. Miami’s Urban Development Review Board is scheduled to review plans for One Brickell Riverfront on February 15.
