Bloch Naranja Estates Proposed for 26710 S.W. 144th Avenue, Naranja, Florida

Bloch Naranja Estates could soon call Miami-Dade County home. Estimated to cost more than $75 million to complete, the residential development could comprise 197 one-bedroom and two-bedroom apartments. They would measure 650 square feet to 1,275 square feet each. They would be designated as workforce housing units.

In 2022, the South Florida Business Journal reported that communal amenities could comprise a ground-floor swimming pool, rooftop grilling areas, clubhouse, and fitness center. The proposal also called for a four-story parking garage that would comprise 230 spots, some of which would be designated for charging electric vehicles.

Amenities could include a groundfloor swimming pool.

As of December 2022, the venture was in its conceptual design phase, with Anillo Toledo Lopez appointed as the architect. Renderings show a mid-rise, eight-story building. It’s designed in a contemporary Mi-Mo (Miami Modern) style. Bloch Naranja Estates requires more than 230,000 square feet of new construction.

Our sources report that construction could start in June 2023. If construction follows this timeline, it could take 18 to 24 months. An affiliate of Monceau Real Estate is the developer. It purchased the 2.03-acre build site for $1.6 million in 2021.

The development would measure eight stories.
