Developers Sign Utility Agreement For Upcoming Supertall One Brickell City Centre

The developers of One Brickell City Centre have signed a utility agreement to connect the upcoming supertall office tower at 700 Brickell Avenue to Miami-Dade County’s water and sewer system. The agreement, dated February 22, lists 700 Brickell City Centre LLC and Brickell City Centre Project LLC as the developing entities, with Kieran Bowers of Swire Properties signing on behalf of both entities. Hudson Yards developer Related Companies, led by Stephen Ross, is also a partner in the project. Miami-based Arquitectonica designed the project.

First reported by The Next Miami, the developers will pay an estimated $458,131.59 connection charge and a Brickell Basin II sanitary sewer special connection charge estimated at $255,609.90. The agreement outlines that the tower will include 1,170,523 square feet of office space, 25,000 square feet of full-service restaurants, and 20,258 square feet of retail.

The supertall tower, which received approval from the FAA in July 2022, is approved to rise 1,040 feet above ground or 1,049 feet above sea level. The latest plans indicate the structure will span nearly 1,000 feet across 68 stories.

One Brickell City Centre will have the largest floor plates in Miami, ranging from 50,000 square feet on the floors above the parking podium, and the narrower section of the tower, an average of 32,000 square feet. Ceiling heights would range from 15 to 19 feet.

Permits for demolishing a 10-story commercial building on the property were filed with the Miami Building Department on February 13. A tree permit is currently under review for the site.

One Brickell City Centre will be seamlessly integrated with the first phase of the Brickell City Centre complex, which includes a mall and a hotel. Commuters will have easy access to the Eighth Street Station of the Metromover via a covered walkway. The Climate Ribbon, a distinctive feature that captures the breeze and provides shade, will be extended from the mall, encircling the office building, and reaching Brickell Avenue, enhancing the tower’s unique design.
