Miami’s Building Department has approved a foundation permit for 222 (Namdar Towers), a 1.3-million-square-foot mixed-use development comprising two 43-story towers at 222 Northeast 1st Avenue in Downtown Miami. Designed by Behar Font & Partners with De Los Reyes Engineering, Inc. as the structural engineer and developed by Great Neck, New York-based Namdar Group, the development is planned to yield 1,394 residential units, 7,984 square feet of ground floor commercial space, 336 vehicles parking spaces, and racks for 1,394 bicycles. Witkin Hults + Partners is the landscape architect, TWR Engineers is the MEP engineer, and Grāef is the civil engineer.
As of February 28th, the permit has been approved, with the scope of work including excavation, piles, and site and soil improvements. John Moriarty & Associates of Florida Inc. (Moriarty) is the contractor listed on the permit, with an estimated cost of $1.5 million. With the approval, the project awaits permit issuance to begin foundation work.
Namdar Group is making rapid progress in obtaining permits for the project. In January, the developer received FAA building permits allowing construction of up to 450 above-ground levels, or up to 460 feet above sea level. Additionally, they have pending permits for tree removal and vertical construction, and a demolition permit for an existing structure on the site is currently being reviewed. Furthermore, Namdar has already secured a utility deal with the City of Miami for water and sewer system connections.
Rental units will feature a range of floor plans, from studios to two-bedroom apartments, occupying the 9th through 42nd floors of the building. In addition to the residential units, the development will offer a variety of indoor and outdoor amenities. Outdoor amenities include a landscaped sun pool deck with synthetic turf lawn, a cabana area, covered and non-covered terrace spaces, and a BBQ area. Meanwhile, indoor amenities will include a gym and fitness studio, game lounge, phone room, coworking lounge, library, bowling room, golf simulator room, kids room, music room, dog wash, office spaces, private meeting rooms, as well as a music and podcast room.
The project’s financing is secured, as the developer has already obtained a $195 million construction loan from SCALE Lending, an affiliate of Slate Property Group based in New York.
