Ranch Hill Undergoes Construction at 11251 Old Pasco Road, San Antonio, Florida, 33576

The Dobbins Group, a Chicago-based developer, has a new venture planned for Pasco County, Florida. Construction began on Ranch Hill in February 2023, with our sources listing Capstone Building Corp as the general contractor. Upon completion, the multi-family residential community will offer more than 315 units spread across multiple three-story buildings.

Business Alabama reports that Ranch Hill’s homes will range from one-bedroom to three-bedroom layout plans. Many come with single-car garages. The publication reports that communal amenities comprise a car washing station, resort-inspired swimming pool, dog park, and grilling stations.

The venture will offer more than 300 homes.

Ranch Hill is also a gated community, offering an extra layer of security to those living in the neighborhood. In total, the venture requires approximately 383,000 square feet of new construction. It’s expected to cost about $90 million to complete.

Humphreys & Partners Architects designed the venture. The Florida-based firm crafted its design based on the trademarked Big House architecture. Here, multi-family communities look like townhomes, and conceptual renderings reflect that style.

The community requires more than 380,000 square feet of new construction.

Other involved parties include HPLA (the landscape architect), Faulkner Engineering Services (the geotechnical and quality control engineer), and WRA (the civil engineer).

Ranch Hill’s address is listed as 11251 Old Pasco Road, San Antonio, Florida, 33576, in Pasco County. The community is west of I-75 and north of I-4.
