Town Council Unanimously Approves 2.8-Million-Square-Foot Mixed-Use Development In Davie, Florida

The Town Council of Davie, Florida, unanimously approved the largest multifamily project in its history on Wednesday, April 19. The groundbreaking development, The District in Davie, collaborates with esteemed developer El-Ad National Properties, a subsidiary of Elad Group, acclaimed architecture firm Cooper Carry, and renowned landscape architect EDSA. Located at 4801–4999 S. State Road 7, this 2.8 million-square-foot development will feature rental residential apartments and commercial spaces.

Situated in a prime location with easy access to Fort Lauderdale and Miami’s urban core, The District in Davie will serve as the town’s new “front door,” drawing young professionals and others to its vibrant community. The development is conveniently positioned just minutes north of The Guitar Hotel at Seminole Hard Rock Hotel & Casino, one of South Florida’s largest hospitality and entertainment centers near Nova Southeastern University.

The District in Davie will consist of five multifamily towers, built in three phases, boasting 1.6 million square feet of Class A residential apartments with 1,256 units, 36,000 square feet of restaurant and retail space, and modern conveniences. The development will also feature 1.1 million square feet of access-controlled onsite parking, providing 2,650 parking spaces. With construction set to kick off in mid-2023, this one-billion-dollar project is expected to open for pre-leasing in early 2025, with the first phase completed by the end of the same year.

The District in Davie will comprise five multifamily towers, constructed in three phases, encompassing 1.6 million square feet of Class A residential apartments with 1,256 units, 36,000 square feet of restaurant and retail space, and modern conveniences. Additionally, the development will provide 1.1 million square feet of access-controlled onsite parking, offering 2,650 parking spaces.

The development’s five buildings will consist of 20-24 story structures, offering thoughtfully designed studio, one-, two-, and three-bedroom apartments, ranging in size from approximately 589 to 1,460 square feet. Each unit will feature keyless entry, high-speed internet, and smart thermostats.

Amenities will include pools, 24-hour fitness, spa treatment rooms, a penthouse-level Sky Lounge for indoor and outdoor entertainment, ground-floor storefront spaces, pet-friendly features, game lounges, children’s play suites, and work-from-home accommodations. The development will also offer outdoor social spaces with rooftop pools, outdoor kitchens, fire pits, green spaces, electric vehicle charging stations, bicycle parking/storage areas, and energy-efficient LED lighting.

    • Let’s see… The population of Florida has been growing at an ever increasing rate, while the population in NY, CA and IL are dwindling. Yet somehow you fail to understand what is driving this population shift. Very interesting. Think.
