ANF Group, a prominent construction firm, has been appointed as the general contractor for the forthcoming Douglas Gardens Residences in Broward County. This landmark development, set to be the county’s most expansive affordable living community for seniors, is designed by REPRTWAR Architecture and Design, with Jewel Toned Interiors handling interiors. The project results from a joint venture partnership between Miami Jewish Health (MJH), a non-profit healthcare provider for aging adults, and McDowell Housing Partners, a leading real estate investment firm. Further collaborations include engineering and landscape design by Keith & Associates and legal services provided by Nelson Mullins.

The Douglas Gardens Residences project is slated to transform the current MJH’s 25-acre Douglas Gardens North Campus into a mixed-income community adeptly integrating healthcare and housing. The development will consist of 410 fully ADA-accessible units, ranging from studio apartments to two-bedroom offerings, reserved for residents aged 62 and above. Most of these units, 390 in total, will be set aside for age and income-qualifying residents, while the remaining 20 units will be available at market-rate prices.
Further bolstering the development’s commitment to healthcare, Miami Jewish Health and McDowell have outlined plans for a 15,500-square-foot medical facility. This facility will house an adult day health center under MJH’s Program of All-Inclusive Care for the Elderly (PACE). PACE is renowned for offering comprehensive medical and social services to Broward County’s Medicare/Medicaid-eligible elderly residents within the program’s designated service area, encompassing the current Douglas Gardens North campus.
Douglas Gardens Residences also promises a robust suite of lifestyle amenities to enhance the living experience for residents. These include a picturesque pond complemented by walking paths, numerous indoor and outdoor gathering spaces, a sizeable fitness center, a business center equipped with computer stations, craft, and game rooms, a pet grooming station, and a library.
The financial scaffolding for Douglas Gardens Residences includes $77 million in tax-exempt bonds issued by the Broward County Housing Finance Authority (HFA) and lent by Citi Community Capital Bank; $50 million syndicated through affordable housing investment company CREA, LLC; a $14 million subordinate loan from Broward County’s Housing Trust Fund; $12 million in seller take-back financing from MJH; and $12 million in developer equity contributions.
Douglas Gardens Residences broke ground last month and is projected to reach completion in late 2024.
