46-Story Tower Designed By FSMY Architects + Planners Proposed For 100 NW 7th Avenue In Fort Lauderdale

On April 23, the Development Review Committee in Fort Lauderdale began reviewing plans for a new 46-story multi-family development at 100 Northwest 7th Avenue, situated just a few blocks east of Brightline’s Fort Lauderdale Station. The project, designed by Josh Bailey of the local architecture firm FSMY Architects & Planners and developed by Miller Property Invest and Bellissima Real Estate—both managed by Sidney Miller and family—proposes a 540-foot-tall structure to rise on currently vacant land parcels. The development is planned to encompass a total floor area ratio (F.A.R.) of 475,537 square feet, which includes 288 apartments, 2,032 square feet of retail space, and 290 parking spaces. KEITH has been appointed as the project’s landscape architect and civil engineer.

Urbano Co Proposes 14-Story Mixed-Use Building At 901 East Sunrise Boulevard In Fort Lauderdale

A Site Plan Level III application has been submitted for De Parc, a 14-story mixed-use development project located at 901 East Sunrise Boulevard within the Lake Ridge neighborhood of Fort Lauderdale. The nearly 149-foot-tall project is designed by Built Form Architecture, with YH Consulting Engineering as the structural engineer, and developed by Urbano Co, led by Fort Lauderdale-based investor Felipe Yalale. The proposed development covers 2.29 gross acres (or 1.68 net acres) and is set to include 274 multi-family units comprising 141 studios, 85 one-bedroom units, and 48 two-bedroom units. Additionally, the project will feature 5,235 square feet of ground-floor commercial space and a 4-story parking garage providing 369 spaces. Merrimac Ventures, one of South Florida’s leading real estate development firms led by brothers Dev and Nitin Motwani, acquired a development assemblage near the Brightline Fort Lauderdale Station to build ArtsPark Lofts, a 30-story mixed-use multifamily and commercial development planned for 407 North Andrews Avenue in Flagler Village. Designed by FSMY Architects & Planners with landscape architecture and civil engineering by KEITH, the project comprises 396,757 square feet of space, including 289 residential units, 1,914 square feet of commercial space, and a 6-story parking garage for 359 vehicles. Merrimac paid $8.5 million for the 0.73-acre site that includes 421, 413, and 407 North Andrews Avenue.
