Today, the Development Review Committee (DRC) of the City of Pompano Beach will consider a major site plan review for Ocean Park Beach Residences, a two-towered luxury residential building proposed to rise 19-stories at 1508 North Ocean Boulevard. Designed by G3aec and developed by Mount Vernon Property Holdings, LLC, an affiliate of Strategic Properties led by founder Tomas Sinisterra, the development is proposed to yield 28 luxury condominium dwelling units and approximately 3,044 square feet of commercial space. The vacant property spans a net 0.62-acres, or 27,045 square feet, and is bound by Northeast 16th Street on the North, North Ocean Boulevard on the West, the La Costa Beach Club Resort on the South and Public Kite Beach fronting the Atlantic Ocean on the East. Pompano Beach-based KEITH is the civil engineer.
The site plan for Ocean Park Beach Residences was last reviewed by the DRC in January, and is back on the agenda for today following comments made by a handful of departments involved in the review process including the planning and building departments, the engineering department, fire department and several others. The new submission for the project addresses all of the comments and concerns in accordance with the guidelines provided.

The proposed development includes an architecturally significant, mixed-use building with multifamily residential and ground floor commercial uses. The commercial component is intended primarily for the benefit of residents. The ground floor also contains lobby areas, indoor fitness, lounge, reception, back-of-house facilities, and parking. The building’s second and third floors include parking and back-of-house facilities. The fourth floor includes a deck with a landscaping, pool, and other building amenities. The building’s residential component begins on level five. Each floor of each tower contains a single dwelling unit except for the top floor, which will contain a two-story penthouse.
The developer says they will be applying for an air park obstruction permit. A schedule for construction has not been made public as of yet.
