Merrimac Ventures, one of South Florida’s leading real estate development firms led by brothers Dev and Nitin Motwani, acquired a development assemblage near the Brightline Fort Lauderdale Station to build ArtsPark Lofts, a 30-story mixed-use multifamily and commercial development planned for 407 North Andrews Avenue in Flagler Village. Designed by FSMY Architects + Planners with landscape architecture and civil engineering by KEITH, the project comprises 396,757 square feet of space, including 289 residential units, 1,914 square feet of commercial space, and a 6-story parking garage for 359 vehicles. Merrimac paid $8.5 million for the 0.73-acre site that includes 421, 413 – 417, and 407 North Andrews Avenue. Broward Station Andrews LLC and 421 N. Andrews LLC were the previous owners.
The 31,857-square-foot development site is located at the northwest corner of the intersection between North Andrews Avenue and Pratt Avenue. The property enjoys two frontages to the south and east and is currently improved with several single-story commercial buildings. The New River is six blocks directly to the south. Brightline’s Fort Lauderdale Station is a few blocks away and within walking distance, or 2 minutes driving.
ArtsPark Lofts will add to the ongoing growth of Fort Lauderdale’s skyline north of Broward Boulevard. The tower features a unique design that combines white stucco flowing horizontal elements marking the edge of each concrete slab contrasted with dark glass windows and perimeter walls, atop a multistory podium that maintains the design theme and is screened with perforated panels of dark metal and copper-toned slats. The roof parapet is crowned with a final flowing element, more perforated panels, and vertically-oriented slats. Elevations are modulated with a mixture of open and solid balconies, with many wrapping around the curved corners of the structure.
The 368-foot-tall tower would contain residential units in a mix of studio, one-, and two-bedroom floor plans ranging from 420 to 1,165 square feet. The unit mix comprises 44 studios, 44 one-bedrooms + den, 88 one-bedrooms, 44 JR one-bedrooms, and 69 two-bedrooms. Amenities would be located on the 8th floor above the parking garage, including a landscaped pool deck with several interior amenities.
ArtsPark Lofts is expected to break ground in late 2023 or early 2024.
