Developer Proposes 322 Residences at 4100 N. Hills Dr., Hollywood, Florida, 33021

PPG Development hopes to rezone part of The Club at Emerald Hills and transform 36.8 acres into a residential complex. In 2020, the developer initially proposed 486 units. However, recent plans call for 322 residences, including 252 condos, 40 townhomes, and 30 villas.

The residences are for-sale units, although potential prices have not been released. The 300-plus homes would be spread across at least five two- and four-story buildings.

The community would offer 322 for-purchase units.

The South Florida Business Journal reports that communal amenities would span more than 30,000 square feet, including a clubhouse, pickleball courts, and tennis courts. Residents will also enjoy the 18-hole golf course that spans more than 100 acres.

As noted, PPG Development is the developer. It’s partnered with Kobi Karp as the architect. Conceptual renderings show low-rise buildings designed in a mid-century modernist style, with the buildings sporting clean exterior lines and open-concept floorplans.

The development will be located near a golf course.

At the time of publication, the venture did not have an official title. If approved, the community could start construction by the end of this year. It’s following an emerging trend of either renovating golf courses into multi-family development or adding onto existing courses.

The 322 residences could be located at 4100 N. Hills Dr., Hollywood, Florida, 33021, in Broward County.
