Ground has officially broken on Modera Aventura, a 420-unit community in northeast Miami-Dade County. Per the South Florida Business Journal, the 15-story towers will offer homes ranging from studios to three-bedroom units.
They average around 950 square feet and come outfitted with 10-foot-high ceilings, wood plank flooring, keyless entryways, and private terraces. Communal amenities will include a co-working space for remote workers, a fitness center, an outdoor kitchen, and a resort-style swimming pool.
Plans also call for 6,400 square feet of ground floor retail space. Delivery’s slated for summer 2025, meaning that construction could take just over two years. At this time, sources don’t list a price range. However, Rentcafe notes that a 1,019-square-foot apartment in Aventura costs $2,756 a month. Modera Aventura could offer homes with similar prices.
Mill Creek Residential is the developer. An affiliate, 192 Terrace Apartments, purchased the 4.85-acre build site for around $22 million. Google Earth suggests that the build site was previously used for industrial purposes. Coupled with a construction loan approved by Bank of America, Modera Aventura will cost nearly $130 million to complete.
Modera Aventura is just one of many multi-family complexes emerging in Miami’s Ojus neighborhood. It’s located at 2681 NE 191st Street, Miami, Florida, 33180, in Miami-Dade County.
