Spectrum Management Files Plans For 6-Story Development With 81 Multifamily Units And Commercial Space In Fort Lauderdale

In addition to Fort Lauderdale’s evolving real estate market, The Austin, a mixed-use multifamily development, is poised to make its mark at 1201 Northwest 6th Street. Spectrum Management, renowned for its prowess in facilities, construction management, and real estate development based in Washington, D.C., is listed as the developer and seeks approvals from Fort Lauderdale’s Development Review Committee (DRC). The 0.79-acre development site, presently vacant and comprised of four contiguous parcels of land, is located within the confines of the Home Beautiful Park subdivision abutting the Dorsey Riverbend and Durr’s neighborhoods, bound by Northwest 6th Court on the north, Northwest 12th Avenue on the east, and Northwest 6th Street (Sistrunk Boulevard) on the south.

The Austin, designed by Emotive Architecture with Architectural Alliance Landscape as the landscape architect, is set to introduce 81 multifamily units, with a commitment that 10% will cater to affordable housing. The units comprise seven traditional multifamily spaces housed within a six-story, 65-foot-tall midrise alongside four townhouse-style units that harmoniously face the RMM-25 properties to the north. Moreover, a substantial 7,054 square feet has been allocated for commercial activities, promising to inject vibrancy into the local economy.

As per the filed site plans set for review by the DRC on May 23rd, the project also showcases thoughtful urban planning. The Austin is set to include 91 parking spaces, of which 84 are structured parking spaces, three are on-street parallel parking slots, and the remaining four are dedicated to townhouse-style units. The plans also propose a covered bus shelter on Sistrunk Boulevard and bicycle storage facilities, highlighting a commitment to promoting multimodal transport along the corridor.

The Austin aims to seamlessly blend with the existing urban fabric, transitioning from active commercial uses along Sistrunk Boulevard on the south to a quieter residential neighborhood to the north. The building houses commercial outlets on the ground floor, with residential units occupying the floors above. Towards the north, the project transitions to a three-story structure, reflecting a sensitivity to the existing residential character of the RMM-25 zoning district.

Flynn Engineering and D.C. Traffic Engineers oversee the civil and traffic engineering aspects, respectively, and Gold Coast Development is the project manager.
